The ‘three’ essential elements of the planning process are:
1. The pre-application planning (‘feasibility’, will the design work in planning terms, and will the application be favourably looked upon by the local planners.. : (pre-application enquiry volumetric sketch-drawing (below) describes the additional extended areas in red).
This initial foundation-stone within the overall planning process is the key to successful planning: without the pre-enquiry fixed in place, the overall planning process will be unstable.
2. The full planning application – sometimes replaced by the Application for a Lawful Development Certificate (LDC) when an application is found to be eligible for ‘permitted development’. (this photograph (below) describes the house as existing; the volumetric sketch describes the proposed additional spaces to create a two bedroom loft-conversion).
3. The building control application (construction drawings – usually accompanied by some structural-engineering): for ‘fast-track’ small projects, a ’48 hour Building Notice’ with minimal drawn detail can be used: the detail (below) is one of many details used to create a building control application for a loft conversion and a rear single storey rear extension.
Note: non-residential planning refers to all buildings that are not classified as dwellings; re: agricultural, industrial, educational etc. We provide Construction Design Management (CDM) for buildings that require a larger time span than most smaller ‘householder’ projects.
Other services include Grade II Listed Building Consent planning applications, Conservation Area planning applications, Flood Risk Assessments and Design & Access Statements (for conservation area planning). We also provide scaled drawings and documentation for retail license applications.
Working with the above fundamentals, the service is tailored to the clients requirements, where we are able to provide a hands-on interaction to the design-planning process by the implementation of ‘easy to share design and planning techniques’ individual to ‘Randolphe Palmer Design’.
